General Information

Mt. Pleasant has adopted ordinances and building codes. Zoning ordinances regulate the use of all land, property, and buildings. Other ordinances regulate things like parking, sidewalks, streets, sewers, animals, fees, etc. The building codes regulate the construction and use of all structures and buildings. The building codes can be accessed at City Hall or in the Public Library.

The zoning ordinances ensure that the use of all existing and new developments is compatible with nearby existing property uses. Uses that are incompatible with one another hinder property owners from the free enjoyment of their property and erode property values. Zoning ordinances also enable the city to plan for future development and install streets, sewers, water mains, and other infrastructure in a cost-effective manner.

The building codes regulate the construction, alteration, and use of buildings, which helps to ensure that buildings are safe to occupy. Permits are required whenever buildings are constructed, altered, or repaired, with a few exceptions for residential alterations and repairs. Permits are also required whenever the occupancy type of a building is changed. For example, permits would be required if a house was turned into a church, if a storage building was turned into a house, if a retail store was turned into a restaurant, etc.
